Why a HELOC

What can a HELOC help with?

A HELOC is flexible money backed by your home. Here are the most common reasons Georgia and Alabama homeowners use one.

  • Keep your current mortgage rate

If your first mortgage has a rate you never want to give up, a HELOC lets you tap your equity without touching that loan.

  • Home improvements

Kitchen, roof, addition, or the repairs you've been putting off. Fund the project at closing and keep part of the line open for the surprises every project brings.

  • Debt consolidation

Moving high-interest card or loan balances to a lower-rate line may lower what you pay each month. I will help you check the math before you decide.

  • Unexpected expenses

Part of your line stays open after closing, and anything you pay back can be drawn again during the draw period. That can be a backstop for medical bills, a job change, or a surprise repair.

  • Investment property equity

Equity in a Georgia or Alabama rental may help fund your next down payment, a rehab, or reserves, subject to investment property guidelines.

  • Interest-only payments while you draw

During the 3-year draw period, payments are interest only on your outstanding balance. Pay it down early with no prepayment penalty, and that room opens back up.

What you get

Four reasons Georgia and Alabama homeowners choose a HELOC

  • Flexible access

Most of your line funds at closing (at least 75%), and the rest stays available. Anything you pay back during the 3-year draw period can be drawn again.

  • Often a lower rate than cards

Because your home secures the line, HELOC rates are often lower than credit card and personal loan rates. Your rate depends on your credit score, CLTV, and property type.

  • No prepayment penalty

Draw-period payments are interest only on your outstanding balance. Pay extra or pay the line off early with no penalty.

  • Funds as soon as 5 to 15 days

Apply online, verify your details digitally, and close without the long wait of a full refinance. Timing depends on your file and is not guaranteed.

How it works

Three steps to your credit line

Getting a HELOC takes three steps: apply or call, review your options with me, then close and draw. Underwriting confirms your income, credit, and home value before the line opens. Funds can be available in as soon as 5 to 15 days.

  1. Step 1: Apply or call

Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.

  2. Step 2: Review your options

I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.

  3. Step 3: Approval and draw

After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.

FAQ

HELOC questions, answered

Ask Robyn

What is a HELOC and how does it work?

A HELOC, or home equity line of credit, is a revolving line of credit secured by your home. You are approved for a limit based on your equity, draw most of it at closing, and make interest-only payments on your balance during the draw period. Your first mortgage stays as it is.

Will a HELOC change my current mortgage or rate?

No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.

How much can I borrow with a HELOC in Georgia or Alabama?

It depends on your home value, what you owe, and the program's maximum combined loan-to-value, or CLTV. CLTV is your mortgage balance plus the new line, divided by your home's value. Based on current terms, the limit is up to 90% CLTV on a primary residence, with lines from $25,000 up to $750,000. The rate estimator on this page runs your numbers.

What credit score do I need for a HELOC?

Based on current terms, the minimum credit score is typically 600 for a primary residence, 640 for a second home, and 640 for an investment property. The maximum CLTV also depends on your score, and a higher score with more equity usually means a lower margin. Every file is subject to underwriting review.

Can I get a HELOC on a rental or investment property?

It may be an option. Investment and rental properties in Georgia and Alabama can qualify, usually with a higher credit score requirement and a lower maximum CLTV than a primary residence (currently up to 90% CLTV). If you are building a portfolio, I can also walk you through DSCR and fix-and-flip financing.

How is a HELOC rate set, and can it change?

A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.

What is the draw period, and what happens after it ends?

The draw period is the window when you can borrow from the line, 3 years on current terms. Interest-only payments are available during that time. At closing you draw at least 75% of the line, and anything you repay can be drawn again. When it ends, the repayment period begins and runs 17 years. You can no longer draw, and payments cover principal and interest until the balance is paid off.

Does checking my options affect my credit?

Using the estimator on this site does not pull your credit, and neither does talking with me. Prequalifying for the application uses a soft credit check, which does not affect your score. A hard credit pull happens only when you move forward with a full application, and I'll tell you before it does.

How long does it take to get HELOC funds?

Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.

What can I use HELOC funds for?

Most homeowners use a HELOC for home improvements, paying down higher-interest debt, a down payment on another property, tuition, or a cushion for unexpected expenses. Because the line is secured by your home, my goal is to make sure the plan for the money makes sense before you draw.

What documents will I need for a HELOC?

Typically a government-issued ID, recent pay stubs or other proof of income, W-2s or tax returns, your current mortgage statement, homeowners insurance details, and property tax information. Self-employed borrowers and investors may need a little more. I'll give you the exact list for your situation so you only gather what you need.

HELOC vs. home equity loan vs. cash-out refinance: what's the difference?

A HELOC is a revolving line, usually with a variable rate, that keeps your first mortgage in place. A home equity loan is a one-time lump sum, usually at a fixed rate, also as a second mortgage. A cash-out refinance replaces your first mortgage with a new, larger loan at today's rates.
