HELOC in Macon, Georgia
Macon has one of the richest collections of historic homes in Georgia, from Intown Victorians to classic North Macon brick. I work with Macon homeowners who want to care for their property and use their equity in a way that fits their life.
The short answer
Can I get a HELOC in Macon?
Yes. Macon homeowners in Bibb County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

Rates and terms as of October 23, 2026.
HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Macon homeowners use their equity
Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.
Restoring an Intown historic home
Large older homes in Intown Macon and Vineville can need porch, roof, or plaster repairs that add up quickly. A HELOC may let you work through those projects over time.
Improving a rental near Mercer
Some owners rent homes near Mercer University to students or staff. Equity may help update those properties, subject to underwriting and occupancy rules.
Repairs before a PCS from Robins
Families at nearby Robins Air Force Base sometimes prepare a home for rent or sale before they move. A line of credit may be useful if it is opened while you still live there.
How it works
Three steps to your credit line
Step 1: Apply or call
Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.
Step 2: Review your options
I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.
Step 3: Approval and draw
After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.
FAQ
Macon HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Can I use a HELOC to restore a historic house in Intown Macon?
Yes, restoring a historic home may be a good use of a HELOC, subject to underwriting review and an acceptable valuation. Since you draw funds as needed, you can pay for each phase as it happens. If your home is in a historic district, check whether exterior changes need review before you start.
Do you serve homeowners in Warner Robins as well as Macon?
Yes, I work with homeowners in Warner Robins, Byron, and the wider Middle Georgia area along with Macon. Military families near Robins Air Force Base are welcome, and military income can be considered with documentation. The review depends on your property and finances, and I will explain each step.
Will a HELOC change my current mortgage or rate?
No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.
How is a HELOC rate set, and can it change?
A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.
How long does it take to get HELOC funds?
Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
