HELOC in Decatur, Georgia
Decatur feels like a small town with a big-city neighbor, and a lot of homeowners here love their older houses on tree-lined streets. I help Decatur families figure out how to use their equity to make those homes work for the way they live now.
The short answer
Can I get a HELOC in Decatur?
Yes. Decatur homeowners in DeKalb County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

Rates and terms as of October 23, 2026.
HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Decatur homeowners use their equity
Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.
Adding space without moving
Many Decatur bungalows are charming but small, and owners would rather add a second story or rear addition than leave the neighborhood. A HELOC may help fund that kind of project, with room left on the line for overruns.
Building an accessory unit
Some homeowners are interested in a backyard cottage or garage apartment for family or rental income. Check local zoning first, and then we can talk through whether equity is a sensible way to fund it.
Energy and comfort upgrades
Older homes often benefit from insulation, new HVAC, or updated windows. A line of credit may let you tackle those improvements one at a time.
How it works
Three steps to your credit line
Step 1: Apply or call
Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.
Step 2: Review your options
I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.
Step 3: Approval and draw
After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.
FAQ
Decatur HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Can I use a HELOC to build an addition on my Decatur bungalow?
Yes, funding an addition is a common use for a HELOC, subject to underwriting review and an acceptable valuation of your current home. Before you build, check permits and any historic district requirements that may apply on your street. I can help you size the line so it fits your plan and budget.
Do you serve Decatur homeowners outside the city limits in unincorporated DeKalb?
Yes, I work with homeowners who have a Decatur address in unincorporated DeKalb as well as those inside city limits. The HELOC process is the same. Things like property tax records may look a little different, and I will flag anything that comes up during your review.
Will a HELOC change my current mortgage or rate?
No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.
How is a HELOC rate set, and can it change?
A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.
How long does it take to get HELOC funds?
Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
