HELOC in Atlanta, Georgia

Atlanta is a city of neighborhoods, and the house you own here could be a craftsman bungalow off the BeltLine or a brick ranch near Cascade. I help Atlanta homeowners look at the equity they have built and decide, calmly and with real numbers in front of them, whether a HELOC fits what they want to do next.

The short answer

Can I get a HELOC in Atlanta?

Yes. Atlanta homeowners in Fulton and DeKalb Counties can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

HELOCs in Atlanta

How Atlanta homeowners use their equity

Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.

  • Updating older intown homes

Many intown houses have original wiring, plumbing, or windows that are due for attention. A line of credit may cover that work at closing while leaving part of the line open for whatever the walls reveal.

  • Finishing a basement or adding a suite

Some Atlanta homeowners turn unused basement space into a guest suite or room for an aging parent. A HELOC may be one way to fund that work, with part of the line held back for change orders.

  • Paying down higher-interest balances

If credit cards or personal loans are eating into your monthly budget, using equity to consolidate them may be worth comparing. We would look at the full cost together before you decide.

How it works

Three steps to your credit line

  1. Step 1: Apply or call

Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.

  2. Step 2: Review your options

I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.

  3. Step 3: Approval and draw

After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.

Ask Robyn

Can I use a HELOC on an older bungalow in an intown Atlanta neighborhood?

Yes, an older home in an intown neighborhood may be eligible for a HELOC, subject to underwriting review and an acceptable property valuation. The age of the house is not a problem by itself. What matters more is the condition of the property, your equity, and your overall financial picture, which I can walk through with you.

Do you serve homeowners in both Fulton and DeKalb County parts of Atlanta?

Yes, I work with homeowners across the city, including the parts of Atlanta that sit in DeKalb County. The application process is the same either way. Your county mainly affects things like recording fees and the property records an underwriter reviews, and I will point out anything specific to your address.

Will a HELOC change my current mortgage or rate?

No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.

How is a HELOC rate set, and can it change?

A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.

How long does it take to get HELOC funds?

Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
