HELOC in Auburn, Alabama
Auburn is a close-knit college town where game days are a big deal and many families stay for the long haul. I help Auburn and Opelika homeowners understand their equity and decide whether a HELOC is the right fit.
The short answer
Can I get a HELOC in Auburn?
Yes. Auburn homeowners in Lee County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

Rates and terms as of October 23, 2026.
HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Auburn homeowners use their equity
Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.
Hosting family and game day guests
Some Auburn homeowners add a guest suite or expand outdoor space for visitors. A HELOC may help fund that kind of project.
Helping with college costs
Families with students at Auburn or elsewhere sometimes look at equity for tuition. It is worth comparing with student loan options, and I will lay those out.
Updating an older home close to downtown
Homes near downtown and campus may need modern systems and updates. A line of credit may let you handle them over time.
How it works
Three steps to your credit line
Step 1: Apply or call
Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.
Step 2: Review your options
I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.
Step 3: Approval and draw
After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.
FAQ
Auburn HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Can I use a HELOC to add a guest suite to my Auburn home?
Yes, adding a guest suite may be a good use of a HELOC, subject to underwriting review and an acceptable valuation. Check city permit requirements before you start. I can help you figure out how much to request so the payment fits your budget.
Do you serve homeowners in Opelika?
Yes, I work with homeowners in Opelika and across Lee County as well as Auburn. The HELOC process is the same. Your home, equity, and finances guide the review, and I will help you understand each step from application through closing.
Will a HELOC change my current mortgage or rate?
No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.
How is a HELOC rate set, and can it change?
A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.
How long does it take to get HELOC funds?
Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
