HELOC in Montgomery, Alabama
Montgomery is Alabama's capital, with historic neighborhoods like Cloverdale and Capitol Heights and a strong military presence at Maxwell Air Force Base. I help Montgomery homeowners take a clear look at their equity and decide whether a HELOC makes sense.
The short answer
Can I get a HELOC in Montgomery?
Yes. Montgomery homeowners in Montgomery County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Montgomery homeowners use their equity
Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.
Updating a Cloverdale or Garden District home
Older homes in these neighborhoods often need updated wiring, plumbing, or windows. A HELOC may help fund those projects, with part of the line kept open for surprises.
Military families preparing for orders
Families at Maxwell Air Force Base sometimes make repairs before renting out a home. A line of credit opened while you live there may help with those costs.
Improving comfort in the summer heat
Many homeowners upgrade HVAC, insulation, or windows to handle long, hot summers. Equity may be one way to fund those improvements.
How it works
Three steps to your credit line
Step 1: Apply or call
Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.
Step 2: Review your options
I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.
Step 3: Approval and draw
After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.
FAQ
Montgomery HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Can I get a HELOC on a historic home in Old Cloverdale?
Yes, a historic home in Old Cloverdale may be eligible for a HELOC, subject to underwriting review and an acceptable valuation. Unique older homes can take a little longer to appraise. If you plan exterior work in a historic district, check whether it needs design review first.
Do you serve homeowners in Prattville and Pike Road?
Yes, I work with homeowners in Prattville, Pike Road, Millbrook, and other communities around Montgomery. Each property is reviewed on its own merits, and the process is the same across counties. Reach out with your address and I will walk you through what to expect.
Will a HELOC change my current mortgage or rate?
No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.
How is a HELOC rate set, and can it change?
A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.
How long does it take to get HELOC funds?
Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
