HELOC in Roswell, Georgia
Roswell has deep history around Canton Street and the old mill, along with established neighborhoods and access to the river. I help Roswell homeowners look at their equity honestly and decide whether a HELOC fits their goals.
The short answer
Can I get a HELOC in Roswell?
Yes. Roswell homeowners in Fulton County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Roswell homeowners use their equity
Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.
Caring for a historic property
Homes near the historic district often need careful repairs that respect the original character. A HELOC may make it easier to fund that work without draining savings.
Updating a swim and tennis neighborhood home
Many Roswell subdivisions were built decades ago and are ready for new kitchens, flooring, and systems. A line of credit can be drawn as each project starts.
Helping an adult child with a first home
Some parents use equity to help a child with a down payment. That decision affects your own finances, so we would review the risks and the payment before you commit.
How it works
Three steps to your credit line
Step 1: Apply or call
Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.
Step 2: Review your options
I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.
Step 3: Approval and draw
After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.
FAQ
Roswell HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Can I get a HELOC on a home in the historic district near Canton Street?
A home in or near Roswell's historic district may be eligible for a HELOC, subject to underwriting review and an acceptable valuation. If you plan exterior changes, the city may require design review first. I can help you set up the financing so it is ready when your plans are approved.
Can I use HELOC funds to help my child buy a home?
Using HELOC funds toward a child's down payment may be an option, subject to underwriting on your side and the rules of your child's loan program. Some programs have specific requirements for gifted or borrowed funds. Since your home secures the line, I want to walk through the payment and risks with you first.
Will a HELOC change my current mortgage or rate?
No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.
How is a HELOC rate set, and can it change?
A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.
How long does it take to get HELOC funds?
Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
