Georgia home equity line of credit

HELOC options for Georgia homeowners

From metro Atlanta to Savannah, Augusta, Columbus, Macon, and Athens, I help Georgia homeowners turn equity into a flexible line of credit without giving up the rate on their first mortgage.

The short answer

Can I get a HELOC in Georgia?

Yes. Georgia homeowners can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. A HELOC is a second lien, so your first mortgage and its rate stay in place. Your line amount depends on your home value, what you owe, and the program CLTV limit.

A lot of Georgia homeowners locked in low first mortgage rates and have built real equity since then. Refinancing the whole loan to get cash would mean giving that rate up. A HELOC is a way to access part of that equity while your first mortgage stays exactly as it is.

In Georgia, a HELOC is usually recorded as a security deed on the property, the same kind of instrument used for most home loans in the state. You don't need to know the paperwork details. I'll walk you through every document before you sign so you understand the why behind it.

Whether you're updating an older home in town, adding space in a growing suburb, or pulling equity from a rental to fund your next deal, the steps are the same: a short application, a look at your options, then underwriting, valuation, and closing.

HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

Ask Robyn

Can I get a HELOC on any property in Georgia?

Primary residences, second homes, and investment properties located in Georgia may qualify, subject to underwriting review and property eligibility. Property types such as manufactured homes, condos, or homes with unique features can have extra guidelines, so the best move is to share the address and property type and I will confirm it.

Does a Georgia HELOC replace my current mortgage?

No. A HELOC sits behind your first mortgage as a second lien. Your first loan, rate, and monthly payment do not change. You add a separate line of credit, with interest-only payments on your outstanding balance during the draw period.

Do you work with homeowners outside metro Atlanta?

Yes. I'm based in Atlanta, but this program is available for properties anywhere in Georgia, including Savannah, Augusta, Columbus, Macon, Athens, and smaller towns in between. Most of the process can be handled by phone and online, with a property valuation and closing arranged near you.
