HELOC in Augusta, Georgia
Augusta is home to Fort Gordon, a major medical community, and historic neighborhoods like Summerville that have been here for generations. I work with homeowners across the area, including military families and medical professionals, who want to make smart use of their equity.
The short answer
Can I get a HELOC in Augusta?
Yes. Augusta homeowners in Richmond County can use a HELOC to borrow against the equity in a primary residence, second home, or investment property, subject to underwriting review. Your first mortgage and its rate stay in place. The line amount depends on your home value, what you owe, and the program CLTV limit.

Rates and terms as of October 23, 2026.
HELOC rates are variable and can change monthly, on the first day of the month, when WSJ Prime changes. The rate is the WSJ Prime index (currently 7.00%) plus a margin that is set at closing based on property type, credit score, and combined loan-to-value, and does not change. For a HELOC, the APR is the index plus the margin and does not include costs other than interest. The APR will never be lower than 4.00% or higher than 18.00%. 3-year draw period with interest-only payments, followed by a 17-year repayment period of principal and interest. At closing you draw at least 75% of your approved line. Closing costs apply, and you will get an itemized estimate before you commit. Rates and terms as of October 23, 2026. Subject to underwriting review.

How Augusta homeowners use their equity
Every plan is different. These are a few of the ways I see homeowners here put a line of credit to work.
Preparing a home to rent before a PCS move
Service members at Fort Gordon sometimes keep their home as a rental when they receive orders. A HELOC opened before you move may help with repairs to get it rent-ready, subject to occupancy rules.
Restoring a Summerville home
Older homes on the Hill often need roof, porch, or foundation work. A line of credit may help you spread those projects out over time.
Funding continuing education
Medical and military professionals in Augusta sometimes pursue additional training or certifications. Equity may be one way to cover that cost, though it is worth comparing with other options first.
How it works
Three steps to your credit line
Step 1: Apply or call
Start the short application or call me. You'll answer a few questions about the property, what you owe, and how you plan to use the funds. It typically takes a few minutes.
Step 2: Review your options
I go over your line amount, rate, and terms in plain English, based on what we have today, and answer every question before you move forward.
Step 3: Approval and draw
After underwriting review, property valuation, and signing, your line opens and your initial draw is funded (at least 75% of the line). Funds can be available in as soon as 5 to 15 days. Timing depends on your file.
FAQ
Augusta HELOC questions
Don't see your question? Ask me directly. That's what I'm here for.
Can I open a HELOC before a PCS move from Fort Gordon?
Opening a HELOC before you move may be an option, since many programs require the home to be your primary residence when you apply, subject to underwriting review. Once you leave, the property may be treated differently. If you have orders coming, reach out early so we can look at your timing together.
Do you serve homeowners in Columbia County, like Evans and Martinez?
Yes, I work with homeowners in Columbia County communities like Evans, Martinez, and Grovetown, as well as in Augusta proper. The HELOC process is the same across both counties. Your specific property and finances are what drive the review, and I will explain anything that comes up.
Will a HELOC change my current mortgage or rate?
No. A HELOC is a separate second lien that sits behind your first mortgage, so your current loan, rate, and payment stay the same. That is the main reason homeowners with a low first mortgage rate look at a HELOC instead of a cash-out refinance, which replaces the whole loan.
How is a HELOC rate set, and can it change?
A HELOC rate is variable. It equals an index, the WSJ Prime (currently 7.00%), plus a margin set when you open the line based on property type, credit, and CLTV. The margin stays the same. When the index moves, your rate and payment can move with it, but never above 18.00% or below 4.00%.
How long does it take to get HELOC funds?
Based on current terms, funds can be available in as soon as 5 to 15 days. Timing depends on your property valuation, title work, and how quickly documents come back, so treat it as an estimate, not a promise.
